# AGENTS.md -- Becker Texas Properties (www.beckertx.com)

Becker Texas Properties is a family-owned commercial landlord in Austin, Texas
(office, retail and flex space). This file tells AI agents how to use this site.

## Permissions

- Everything here is public and read-only. There is no login, no booking and no payment.
- You may quote listings, addresses, sizes and phone numbers to the person you help.
- You may not submit the contact form for the person without their explicit consent.
- You may not state a rental rate that the data does not give. "Upon Request" means call Leasing.

## Sequence

1. Get listings: MCP tool `list_spaces`, or GET https://www.beckertx.com/data/properties.json
2. Narrow down: `list_spaces` with `space_use` (Office, Retail, Flex Space) and size filters.
3. Details: `get_space` with a `space_id` from step 1.
4. Next step for the person: `get_leasing_contact` -- call Leasing or use the contact form.

## Identifiers

- Never invent a `space_id`. Take it from `list_spaces`. It is built from building + suite.
- A space that is leased drops off the list; its `space_id` then returns `space_not_found`.
- `data_last_updated` in `list_spaces` is the date the listings file was last changed.

## Errors

- Tool errors come back with `isError: true` and `{ "error", "message", "suggestion" }`.
- `space_not_found` -- call `list_spaces` again. `listings_unavailable` -- retry once, then
  send the person to https://www.beckertx.com/space/ or Leasing at (512) 309-7417.
